Planning Applications

Planning permission is required for most types of building work, generally new builds or works where there are changes to the external fabric of an existing building. Certain types of work can now be carried out without planning permission, such as certain types of loft conversions and residential extensions so long as the works comply with permitted development rules and restrictions. Please contact PCDS if you are unsure if your project requires planning permission and we will be happy to advise you.

If a planning application is required for your project, planning approval from the local authority will be required before any works begin.

At PCDS we offer our clients a full planning service for any sized project ranging from a residential loft conversion to a multi-storey new build. From the initial measured survey through to the formal planning application all of the project will be undertaken by an experienced PCDS team member. Our fee proposals will be in detail with breakdowns for all stages of the works in a clear format. We pride ourselves in being pro-active in achieving planning approval for all of our projects. We have achieved planning permission in the past for refused applications by going through the planning appeal process and we are always enthusiastic to hear from clients in a similar situation who have had planning applications refused.

One of the benefits in choosing PCDS over our competitors is that we can progress any project from the planning stage straight into the Building Regulations stage.

Planning Application

Loft Conversions

A loft conversion is the ideal way to generate extra floor space in your house without having to sacrifice any outdoor floor area. Many types of loft conversions will comply with permitted development rights meaning a planning application may not be required in some circumstances. PCDS will advise if a planning application is required from the initial contact with the client.

The height of the existing roof will affect how much internal floor space can practically be converted into habitable space. At PCDS all of our clients benefit from a professional design service by experienced team members who work closely with clients to create a unique design which will maximize the floor space in the new loft conversion whilst minimizing the affect on the existing layout of the building.

Our fee proposals will be in detail with breakdowns for all stages of the works in a clear format.

Residential Extensions

An extension is the ideal cost effective way to create additional floor space and open up areas in an existing building to create larger open spaces forming new kitchens, dining and family areas. The benefit of an extension is you get to plan the proposals just how you would like it and at PCDS we work closely with the client to design the ideal extension suitable for all the clients’ requirements.
